Student Accommodation Scheme in Dublin 8
Future Analytics Consulting has assisted BAM Property in securing planning permission for a 303-bedspace student accommodation scheme in Dublin 8. This forms part of a larger project that also includes a 202-bedroom hotel, business incubation hubs and office space. The development will play an important role in the ongoing regeneration of the Liberties and Newmarket areas of the city.
We were tasked with critically assessing the socioeconomic aspects of the scheme. This included identifying the demand for this form of accommodation, and assessing whether the proposal would lead to an overconcentration of student housing in the area.
For the report, we analysed market trends, data from the Central Statistics Office and Higher Education Authority and the pattern of planning applications in the area and the wider city. We also examined international best practice and how it can be applied in an Irish context.
Our analysis identified a continued shortfall of this accommodation type across Dublin. Only 10,150 student bedspaces were found to be available to house over 110,000 higher level students in the capital.
The proposed development contributes to a sustainable mix of housing types appropriate to a redeveloping city district and is expected to contribute to the vitality and vibrancy of this part of the city, while also providing a substantial economic contribution to local businesses.
