For two consecutive years, FAC has been commissioned to undertake the Annual Commercial Property Review and Outlook 2015 and 2016 on behalf of the SCSI, which details trends in the Irish commercial property market in previous year and considers what the commercial property sector should expect in the coming year with regard to industry movements.
The project comprised a national property survey of chartered surveyors, the development of an online Tableau dashboard interactive report and a professional publication standard summary report. The approach employed focused upon working very closely with key industry stakeholders to identify trends and challenges within the market. The project consisted of a nationwide online survey of nearly 500 SCSI Chartered Surveyors, in addition to interviews with key commercial property specialists working in the property, finance and construction sectors. The survey was developed and managed by FAC, and focused on all sectors of the residential and commercial property markets.
FAC collated and comprehensively analysed the results of the national survey and assessed trends on a sectoral basis, specifically examining the office, industrial, hotel and licensed premises, retail and development land sectors based on market demand, values and prices and the availability of finance.
As specialists in planning, economics, research and data analytics, FAC had overall responsibility for the coordination of the project survey and data analysis which we employed in assessing the economic trends influencing the Irish commercial property market. The project incorporated the analysis of external market influencing factors including housing build and completion figures, property transaction price figures, and an assessment of demographic factors influencing the macroeconomic context. A review of key government strategy framework and reforms of the Irish planning system was also undertaken.
FAC was also responsible for the visualisation of all report data in addition to the final report form and appearance and development of the online interactive Tableau dashboard report. The report was presented to the client in a professional publication standard format and distributed amongst its members nationally, in addition to industry specialists.
