New ‘Fast Track’ Planning Process for ‘Strategic Housing Development’ imminent

At the end of 2016, the Oireachtas passed the Planning and Development (Housing) and Residential Tenancies Act 2016 (PDRT 2016) which was introduced by the Minister for Housing, Planning, Community and Local Government, Simon Coveney.

 

This legislation provides for a new ‘fast-track’ planning procedure for ‘strategic residential development’ over 100 units and 200 student bed spaces, to be made directly to An Bord Pleanála.  The new procedure is expected to be enacted with Planning Regulations imminently.  PDRT 2016 introduces significant changes to the planning process and will pose many challenges for applicants and decision makers alike. Future Analytics Consulting has reviewed the new legislation in detail and prepared a summary PDRT 2016 flow chart to help our clients and design-teams navigate their way through the new procedure.
