Planning Permission Granted for Student Accommodation in Dublin 7
FAC has played a vital role in helping Global Student Accommodation achieve a grant of permission for a 571-bedspace student housing development in Dublin 7. The scheme also includes ground floor retail space and community facilities.
The proximity of the accommodation to the new Dublin Institute of Technology campus at Grangegorman, as well as other higher level institutions in the city centre will ensure that students can access high-quality, purpose-built accommodation within walking and cycling distance.
FAC’s role was (1) to illustrate that there was sufficient demand for student housing in Dublin city and (2) to determine if the scheme would result in a localised overconcentration of student housing in the area.
Our research found that demand far outstripped supply, with student accommodation available to house only 9.1% of students in Dublin city’s major higher level institutions. We also demonstrated that the scheme would not result in a localised overconcentration, with the resulting student population not likely to exceed appropriate thresholds.
Commenting on the content of FAC’s submission in support of the application, the planning officer stated that “the applicant has made a compelling case for the development of additional student accommodation at this location in the city”.
These 571-bedspaces will be crucial to meeting the requirement in the Grangegorman Development Agency’s Student Integration Report for up to 3,600 bedspaces to house DIT students by 2022.
